A Touch of Southern Hospitality in a Modern Highrise Building
With a touch of southern hospitality, Vireo is a 26 story multifamily residential project, located adjacent to Piedmont Park, on 13th Street between Piedmont Road and Juniper Street in the popular community of Midtown Atlanta. Vireo provides 310 rental units in studio, one and two-bedroom layouts. This vertically stacked tower starts at the lobby/street level, followed by six levels of parking and then eighteen levels of residential floors. The top floor features the club and pool amenities with spectacular views of the park and city skyline.
The project was inspired by the residential scale of 13th Street and the charming southern-style neighborhoods that surround the park. The challenge was to provide these attributes in a modern high-rise building while preserving and enhancing the environment it was inspired by. The solution starts at the street level and the base of the building, where the traditional residential “front porch” is reinterpreted into a series of modern porches that cascade along the sloped street all covered by an extended roof that reaches out to the public sidewalk. The public environment extends into the interior where the lobby, reception, and lounge add a level of hospitality and warmth to the environment.
The Southern hospitality extends up the tower both in the residential units and the various amenity levels. The parking levels facing 13th Street are screened with residential units, reinforcing the building's connection to the streetscape below. All the residential units feature large oversize balconies that can accommodate outdoor living. The residential amenities are designed for comfort, to create a sense of home and as a place of comradery with neighbors. There are two outdoor amenity areas, the first is an intimate courtyard on the 8th floor. This amenity is the “garden” for the residents and provides a more relaxed and contemplative environment than the rooftop amenity. The feature amenity is on the 26th floor, where full-height windows present dramatic views of the skyline and Piedmont Park from the Club, Fitness, and lounge areas. Wrapping the indoor amenities are the outdoor terrace, pool, and semi-private areas that include fire pits and barbecue stations.
Urbanized Streetscape Experience
An urbanized streetscape experience based on the traditions of Midtown Atlanta’s residential neighborhoods is created by bringing a front porch atmosphere out to the street. A sense of community is fostered with residents engaging the public pedestrian streetscape. Colorful and overflowing planting groups provide a garden-like atmosphere that blends in well with the rest of the residential neighborhood. Dog walks surround the building and bike racks round out the street-level amenities that cater to the urban lifestyle.
A mid-level green terrace and rooftop pool deck provide structured amenity spaces for both private and communal type gatherings and supply residents with a variety of spaces to call their own.
Experiential Graphic Design
The experiential design of Vireo’s signage, wayfinding and graphic installations is an intentional balance of intricate patterns and time-worn materials. Inspired by the delicate details of the Vireo feather icon, precise patterns can be seen throughout the space ranging from small directional signs, the building’s main identification on the “front porch” and the graphically highlighted elevator lobbies. Woods and metals, chosen for their re-claimed and storied feel, are used to frame and highlight these patterns and provide spaces where information can be relayed clearly to residents. Messages ranging from informative to historical snapshots of Atlanta culture are scripted to help residents, as well as visitors, feel at home. This balance of design elements, materials, and story combine to reinforce the theme of modern Southern hospitality present throughout the space.
