Gasworx is a transformative 50‑acre, six‑million‑square‑foot mixed‑use development that will reconnect a community with its rich cultural heritage and restore Ybor City to its rightful place as one of Americas truly great neighborhoods. Smallwood, acting as Architect of Record for Phase II, plays an essential role in delivering the master plan’s core. This phase includes the renovation of the signature warehouse as the district’s central gathering place, a 100,000 SF office headquarters for Grow Financial, and two residential‑retail buildings: one five‑story with 140 units/18,000 SF retail, and another ten‑story with 376 units/29,000 SF retail. Smallwood creates seamless integration of design intent and regulatory compliance, refining S9’s vision into buildable reality.
