The project’s first phase includes two Class A industrial buildings totaling nearly 531,000 square feet of warehouse and distribution space. Building One offers 188,000 square feet in a single-load configuration, while Building Two features 343,000 square feet in a front-load layout, maximizing operational efficiency for high-volume users. Both buildings are designed with 32-foot clear heights, expansive truck courts, multiple dock doors, and build-to-suit office space, offering tenants maximum flexibility and scalability.

Architecturally, the buildings feature tilt-up concrete construction with clean, modern facades, carefully considered glazing elements at key office entry points, and a neutral color palette that reflects the aesthetic standards of today’s industrial market.

Smallwood provided comprehensive architectural services from conceptual planning through construction documentation and project completion, working closely with McDonald Development to meet both the functional and market-driven demands of industrial users seeking proximity to the Port of Virginia.
