Located at the intersection of West Peachtree Street and 14th Street in the heart of Midtown Atlanta, Atlantic House enhances and complements this vibrant live-work neighborhood.
The project consists of a 32-story residential tower with 407 mid-to-high-end units varying in size from 615 SF studios to 1,300 SF two-bedroom units. The top floor of the tower offers club and fitness room amenities with two exterior pools and surrounding terraces. There is an adjoining 9-level, 665 space parking deck for residential and retail parking. A tennis court and private terrace with a dog walk area are located atop the parking deck.
The solution to the narrow shape and steep grade of the site was to place the tower on the highest point of the property, at the intersection of West Peachtree and 13th Street and the parking deck at the West Peachtree and 14th Street intersection. A clear separation of the parking deck and the resident tower was maintained, allowing Smallwood to maximize the design efficiency of each use and facilitate the construction of the high-rise residential tower before the parking deck. The design result shortened the project schedule and reduced costs.
